The effective rates we use already reflect the average experience of homeowners in that county, including those who benefit from exemptions. Your personal exemptions may lower your actual bill further.
Why does my county's tax rate differ from my actual bill?
Actual property tax is based on your assessed value (which may differ from market value), any applicable exemptions, and local special assessments (schools, water districts, etc.) that aren't captured in the effective rate.
